You usually need a larger deposit to get a financial approval for commercial property. Most lenders will require a 30% deposit plus costs as the finance companies generally work on a maximum loan to value ratio of 70%.
What are the lenders looking for in a finance application?
The two major criteria that lenders look at are the amount of deposit and your ability to repay the loan. With commercial properties, they will also factor any current leases on the property and their rental returns.
